That question was at the heart of a recent fireside chat between Cummings Properties founder and philanthropist Bill Cummings and chief design officer Jim Trudeau at the 2026 Real Estate Summit, presented by New England Real Estate Journal and Middlesex 3 Coalition.
Fittingly, the conversation took place at Bedford Woods, Cummings’ newest redevelopment project. The long-vacant, 330,000-square-foot office and R&D campus is the latest in a series of properties that Cummings has acquired with an eye toward transformation rather than a predetermined end use.
During the conversation, Bill and Jim reflected on several such projects and some of the principles that have shaped the Company’s approach over more than five decades: recognizing potential in overlooked properties, maintaining the flexibility to respond to the market, and drawing on deeply experienced in-house leasing, design, and construction teams to move projects forward.
As Jim put it during the discussion, even buildings that Cummings once considered finished are “never quite done. There’s always room for more.”
The wide-ranging conversation also touches on Cummings Center in Beverly, TradeCenter 128 in Woburn, Middlesex Superior Court, and some of the unexpected business ventures that grew out of efforts to make Cummings’ properties more attractive and useful to clients with a wide range of amenities.
