Company Profile
From its beginnings in 1969 in Woburn, MA, Cummings Properties has evolved into one of Boston's most prominent, full service commercial real estate development and property management organizations. Cummings Properties currently operates more than 9 million square feet of its own primarily commercial space in 10 metropolitan Boston communities. It is one of the most financially solid real estate firms in the country.
Among the Company's original substantial projects were the landmark Cummings Park, followed by adjacent Tower Office Park, the first major commercial real estate developments at Routes 128 (I-95) and I-93 in Woburn. Since its inception, the Company has served as its own general contractor, and it has built or rebuilt all of its structures. In the mid-eighties it began acquiring properties in other communities, almost all of which required substantial renovations or rebuilding.
Continuing new construction and acquisitions expanded the portfolio to include 81 large or very large buildings in greater Boston with 1,800 tenant firms. These include mostly very well located buildings for offices and executive offices, production and distribution space. The firm also has numerous buildings particularly suited for research and development work of all types, and is licensed as a Massachusetts commercial real estate broker.
On the residential side, Cummings successfully developed single family homes, luxury condominiums, and full-scale Massachusetts retirement communities. The Cummings geographic base expanded to include Boston's historic North Shore. Shown here is the 150-unit Place Lane Condominium which the firm completed in Woburn in 1986.

William S. Cummings was born in Somerville, MA in 1937 and grew up in nearby Medford, where he attended public schools and graduated from Tufts University in 1958. He has been married since 1966 to Joyce M. Cummings, a former hospital dietitian from Birmingham, Alabama, and they have four grown children.

Apart from his role as founder and president of Cummings Properties, LLC, Cummings is also the founder of Cummings Foundation, Inc. and president of New Horizons at Choate, LLC and New Horizons at Marlborough, Inc.

In 1989 New Horizons at Choate, Inc. created Choate Medical Center and New Horizons at Choate, a major MA assisted living center for 125 seniors in Woburn. Cummings is a former overseer at Tufts Medical School, director of Winchester Hospital, and founder and publisher emeritus of three community newspapers -- the Woburn Advocate, Stoneham Sun, and Winchester Town Crier.

Cummings is a trustee emeritus of Tufts University, and was chairman of Tufts' property holding corporation (Walnut Hill Properties) as well as a bank director, and an elected member and chairman of the Winchester Planning Board. Other outside activities include many philanthropic involvements, and 25 years as a director of the Woburn Boys and Girls Club, Inc.

In 1998 Cummings was named 1998 New England Real Estate Entrepreneur of the Year by Ernst & Young, LLP. He was also awarded Tufts University's Distinguished Service Award "for service to Tufts, his community and his profession." His firm's restoration of the historic United Shoe Machinery Corp. complex in Beverly, MA was the subject of a very laudatory October 2, 1997 feature in The Wall Street Journal by Pulitzer Prize winning architecture critic Ada Louise Huxtable.

This nationally acclaimed project was honored by the Building Owners Management Association as the 2000 Renovated Building of the Year and by Buildings Magazine as National Grand Prize Winner of its 2000 Modernization Awards Competition.

Cummings' other outside activities include golf and downhill skiing, and he is an avid bicyclist. He also does considerable world traveling and bare boat ocean sailing with his wife, Joyce, and is a certified deep water diver. In 1997 he succumbed to what he describes as "the world's most exciting tourist trap" -- bungee jumping into 200' deep Kawarau Gorge near Queenstown, New Zealand. He is a member and former director of Winchester Country Club and a non-resident member of Wianno Club in Osterville, MA. In May 2006, Tufts University awarded Cummings an honorary Doctor of Public Service degree.

Socially responsible management

Cummings Properties has earned multiple Energy Star awards for its green office and laboratory buildings in Massachusetts. It also has a very strong history of recycling and preserving historic structures. The firm's 2 million square foot restoration of the former United Shoe Machinery Corporation headquarters in Beverly, MA is one of the world's largest industrial plant recycling projects.

In terms of philanthropy, the firm's founder William Cummings and his wife, Joyce, were among the nation's largest charitable donors last year. Their gifts to Cummings Foundation now total more than $750 million.

Cummings Foundation, in turn, operates the not-for-profit New Horizons assisted living communities in Massachusetts, and contributes to numerous causes. In Beverly, MA the foundation recently paid for a new building for the YMCA of the North Shore. Its largest financial commitment was $50 million to the Cummings School of Veterinary Medicine at Tufts University.
