Avoid frozen pipes!
It may seem obvious, but please remember that winter temperatures
can become a major problem if cold air comes in contact with plumbing
pipes. When water freezes inside a pipe, the ice expands, pushing against
the sides of the pipe, as well as any nearby valves, seams, and faucets.
This freezing action can rupture any pipe; and when the ice thaws, it
can create a water leak capable of causing significant damage in a short
period of time. Clients are reminded to always take simple precautions
to prevent frozen pipes: do not turn the heat off in any part of your
premises, especially during nights and weekends when the space is unoccupied;
keep the temperature inside all spaces at a minimum of 60 degrees, even
during off-hours; make sure all windows and doors are completely closed
and latched shut to prevent outside air from seeping in.

Winter overnight and snow parking reminder:
Cummings Center businesses are reminded
that, through March 31, 2012, all unattended parking (i.e., parking
where the driver is not readily available to move the vehicle) is strictly
prohibited in any open lot between 7:00 PM and 7:00 AM, unless
otherwise approved by Cummings Properties. On nights when snow is forecast,
or snow removal or cleanup operations are necessary, any vehicle left
in any open parking lot after 7:00 PM (other than in the covered portion
of an on-site parking garage) is subject to towing at the owner's expense.

Important reminder - no smoking
in garages:
In light of continuing complaints about cigarette smoke in the
garages, please note that Massachusetts Smoke-Free Workplace Law prohibits
smoking in any building or in any outside area where smoke may migrate
into a building. Employees and visitors wishing to smoke are strongly
encouraged to take advantage of the numerous outdoor smoking shelters
across campus, and must observe the 30-foot no-smoking buffer zone at
all times. In addition, resident firms with after-hours staff should
remind employees that building entrance doors should not be propped
open at any time, including when leaving the building for a "smoke

Postage on the rise:
Beginning January 22, 2012, postage for a one-ounce letter
will increase to 45 cents. According to Postmaster General Patrick Donahoe,
"The overall average price increase is small, and is needed to
help address our current financial crisis." Prices also will change
for other mailing services, including standard mail, periodicals, package
services, and extra services. Express Mail and Priority Mail prices

Each Cummings Properties client should always have an up-to-date
emergency contact list on file with the leasing office. The information
should include the names and telephone numbers of the company's key
employees who should be contacted in the event of an after-hours emergency,
and are authorized to sign out a duplicate key (if available) if someone
is locked out of the space. Personnel moves and other changes may result
in the need to update this information from time to time. Any client
who would like to change or update contact information may download
an emergency contact update form.

Talking trash!
All Cummings Center resident firms and
their cleaning contractors are reminded to please observe some simple
guidelines for trash removal. To prevent unsightly carpet stains and
burns, all trash bags, barrels, and so forth should be carried or carted
(but not dragged) over carpeted floors. Please remember that the trash
compactor is for normal office waste only. When trash is placed in one
of the compactors, the compactor ram must be operated to prevent
overflows and jams. Please do not leave unwanted items, such as furniture
or other large items, in or near the compactors, or on any of the loading
docks at Cummings Center. Also remember that all cardboard boxes or
materials need to be broken down before being placed into recycling
dumpsters or bins. This will help maximize capacity, as well as greatly

The American Council for an Energy-Efficient Economy (ACEEE)
recently released its annual State Energy Efficiency Scorecard. This
report is designed to evaluate state policy issues in six areas: utility
and public benefits programs and policies, transportation policies,
building energy codes, combined heat and power, state government initiatives,
and appliance efficiency standards. Massachusetts has earned the top
spot, with Vermont, Rhode Island, and Connecticut also among the top
10 states. "Through our Green Communities Act, we set aggressive
goals and laid the foundation for greater investment in energy efficiency
- and now we are proud to be a model for the nation and world,"
Massachusetts Governor Deval Patrick said in a statement.

Area construction update:
According to MassDOT sources, work continues
on the interchanges between Route 128 and Routes 62 and 35 in Danvers.
Please note that there may be periodic lane closures during the week
for maintenance of the work zone roadways, as well as periodic "rolling
roadblocks" to facilitate equipment access near the Route 35 interchange
and to support construction operations. MassDOT has advised that, when
necessary, the closures will occur between 9:30 AM and 3:00 PM. Additionally,
there will be intermittent closures on Route 128 North and South at
the on and off ramps at (Exits 22E-W) and at Route 35 (Exits 23N-S).

Thank you!
All of us at Cummings Properties would like to thank the Cummings
Center community for its patience and support while repairs were made
to the buildings damaged by the rainstorm of October 4, 2011. Literally
thousands of linear feet of drywall and cove base, as well as thousands
of square feet of carpeting, have been removed and replaced. While our
crews are always working to address minor cosmetic details inside and
outside the buildings, we are happy to report that all client spaces
and common areas have now been fully restored! The vast majority
of this massive amount of work was completed in 30 days - something
we could not have done without the cooperation and support of the many
extraordinary people and businesses that make Cummings Center such a

Important notice:
Cummings Center has just been notified of two reported thefts
on campus, occurring in unlocked/unattended areas. Most standard Cummings
Center entry doors are equipped with both a standard lock within the
doorknob and a dead bolt mechanism. Please note that when the
dead bolt is engaged, it automatically locks the door too. Over time,
we have learned that crafty thieves can open an office door when the
dead bolt is not engaged, and sometimes will even enter an unlocked
and unattended suite. Reportedly, small electronics such as cameras,
iPods, and laptops are particularly at risk. As an important reminder,
when you are away from the office, even for a minute, it is always best
to close the door thoroughly, using the dead bolt!

The new girl order:
According to a recent article in Tufts
Magazine, the big national push to give girls the same opportunities
as boys, appears to have really paid off in one important regard. For
every 10 women in their late twenties who earn graduate degrees, only
seven of their male counterparts do the same. Accordingly, income disparity
between the sexes is shrinking, with unmarried, childless women in their
early twenties now bringing home larger salaries than those of young
men in 147 of the 150 largest US cities! According to the article's
author, several factors have contributed to the rise of the girl, most
notably Title IX, which required equal funding of sports for both sexes.
With greater participation in sports of all kinds, girls have tended
also to become more assertive and certainly more competitive -- traits

No smoking in garages, effective immediately:
As a result of continuing complaints
and concerns about cigarette smoke in the garages, except when the smoker

Area construction update:
According to MassDOT sources, work continues on the interchanges
between Route 128 and Routes 62 and 35 in Danvers. Please note that
there may be periodic lane closures during the week for maintenance
of the work zone roadways, as well as periodic "rolling roadblocks"

Cummings Center improvements and maintenance:
- Paving:
Paving of several parking areas is scheduled for Monday, October 10.
During paving, and while line striping and other detail work are completed,
portions
of the parking lots, 116 loading dock at 100 Cummings Center,
and the loading dock at 900 Cummings Center, will be unavailable for
vehicle use or deliveries. Any vehicles parked in these areas after
11:00 PM on Sunday, October 9, will be towed. All affected areas should
be available for use on Tuesday, October 11.
- West Garage:

curtailed as the erection crane works its way around the structure.

the way:

areas during the month of October. Throughout the paving work and for

constantly trains in all aspects of emergency response in order to better
protect lives and property throughout the city of Beverly.
Recycling note - break it down!

break down cardboard recyclables so they are flat before disposal
in the recycling dumpster or recycling totes. This will assist

Construction
updates:
Steel construction of the new solar support structure above Cummings
Center's East Garage has begun in earnest. As a result, all levels of
East Garage and the connected pedestrian bridge must be closed through
Wednesday, August 31. Many nearby spaces in the southeast lot will also
be blocked to accommodate construction. During this period, we strongly
encourage everyone to take advantage of plentiful parking in West Garage,
which is connected to the 900 and 100 buildings via third-floor pedestrian
bridges. Thank you in advance for your patience and cooperation. Since
this new structure will also protect the upper deck from much of the
summer sun and winter's wrath (not to mention the downpours of late),

Area construction
update:
According to MassDOT sources, work continues on the interchanges between
Route 128 and Routes 62 and 35 in Danvers. Please note that there may
be periodic lane closures during the week for maintenance of the work
zone roadways, as well as periodic "rolling roadblocks" to
facilitate equipment access near the Route 35 interchange and to support
construction operations. When necessary, the closures will occur between
9:30 AM and 3:00 PM. Additionally, it is noted that the project is ahead
of schedule and completion is less than a year away. Please contact

Preparatory work for next month's construction of a new solar support
platform with a 750-panel, 205-kilowatt photovoltaic solar array on

With the summer heat, and the rising cost of electricity, National Grid
reminds its customers to conserve energy. In addition to shutting off
unused office equipment, it is also important to monitor air conditioning.
If the nature of your company or business permits, it is very advisable
to set thermostats in each area to the "OFF" default position
at the end of the work day, and all day Saturday and Sunday. Thank you

Plumbing hint:
Why is there sometimes an odor emanating from the bathroom floor drain?
The most common answer is that most restrooms on upper floors of the
buildings have floor drains that are designed to collect water in the
event of a toilet overflow or leak. Floor drains, like most other drains,
are plumbed with a "trap," which must always have water inside
it to prevent sewer smells from escaping up through the drain. Without
water in the traps, odors can escape, resulting in an unpleasant smell.
Bathroom floors that are regularly mopped should not have this problem,
as this activity typically pushes water into the drain. A more proactive
measure to prevent the trap from drying up would be to occasionally
pour a cup of water into the floor drain, sometimes adding an ounce
or two of vegetable oil or mineral oil to keep the water from evaporating.

In keeping with its long-standing efforts to recycle and be "green,"
Cummings Properties will be installing a 750 panel, 205-kilowatt photovoltaic
solar array on top of East Garage this summer. The energy harvested,
sufficient to power approximately 20 homes, will be channeled for different
uses within Cummings Center. Additionally, plans are underway to construct
two new smoking shelters to aid in keeping building entryways free of
smoke and cigarette-litter. The new smoking areas will be located at
200 Cummings Center, adjacent to the North Deck, and between 500 and
600 Cummings Center. Completion of the shelters is scheduled for mid-August.

Fire alarm safety!
In the event a fire alarm sounds, evacuate the building immediately!
Should such a fire or any other building evacuation emergency occur,
wait for police or fire officials to announce that it is safe before
re-entering a building. Just because a fire alarm is shut off, it is
not necessarily safe to return to the office.
Stay fresh:
Each Cummings Center resident firm enjoys energy-efficient, state-of-the-art
heating and cooling that mixes fresh air from the outside with the ambient
air inside to prevent the office from feeling stuffy. To maximize this
feature and maintain good air quality, keep your thermostat fan switch
(located at the bottom left of most thermostats) in the "ON"

on the roof:
We are pleased to announce that Cummings Center's newly renovated
roof deck on the fifth floor of the 100 building is now open. The
area offers ample seating, picnic tables, and planters, and is a perfect
spot to enjoy a break, eat lunch, read a book or just escape from
the office. The 237-D Courtyard Garden is another great location for
enjoying a break in the day. This interior courtyard area features
plenty of bench seating, and even a checkerboard table! Reservations
are not necessary, but an "AA" key is needed to gain access
to both areas. Complimentary use of these spaces is offered on a first-come,
first-served basis; we only ask that you leave it as you found it.

Fowl
play - please don't feed the birds:
A growing population of geese, ducks, and occasionally, two great
blue herons, has made Cummings Center "home," perhaps due
to the seemingly unlimited supply of food from well-intentioned people
who feed them. While the birds can be cute and fun to watch while
walking or sitting by the ponds, feeding them can actually be harmful
to their health, and can also attract unwanted pests and vermin. Massachusetts
Division of Fisheries and Wildlife warns that feeding encourages birds
to stay in one place and build up flock sizes the habitat cannot support.
Additionally, the food people give ducks and geese is not their proper
diet, and also makes them less wary of people. In short, it is in
the birds' best interest for people to stop providing them with food.
Remember
to close those windows!
Now that the nice weather is here, many enjoy open windows for a breath
of fresh air. Please remember to close all windows at the end of the
day to prevent unauthorized access, pests, and the damaging effects
of wind and rain.

It is essential that all cigarettes be fully extinguished and disposed

Area construction
update:
According to Massachusetts Highway sources, work continues on the interchanges
between Route 128 and Routes 62 and 35 in Danvers, including lane closures
to support soil remediation efforts. The on-ramp from Route 35 eastbound
to Route 128 southbound and the off-ramp from Route 128 southbound to
Route 35 eastbound will remain closed. Additionally, there may be periodic
lane closures during the week for maintenance of the work zone roadways,
as well as periodic "rolling roadblocks" to facilitate equipment
access near the Route 35 interchange and to support intermittent blasting
operations in the area of the new southbound off ramp to Route 62. When
possible, the closures will occur between 9:30 AM and 3:00 PM. Please
contact Massachusetts Department of Transportation at 877-623-6846 for
more information on this urgently needed highway upgrade.
No smoking reminder:
In accordance with the Massachusetts Smoke-Free Workplace Law, smoking
is prohibited at all times anywhere inside Cummings Properties' buildings,
including bathrooms, hallways, stairways, lobbies, etc. By state law,
all those wishing to smoke must do so outdoors and at least 30 feet
away from any building entrance. In addition, resident firms with after-hours
staff should remind employees that building entrance doors should not
be propped open at any time, not even for employees leaving the building
for a "smoke break." Cummings appreciates the help of each
client firm in ensuring that its employees follow all smoking rules.
