Cummings Properties' in-house legal team handles the legal affairs of the Company and its affiliates. This diverse group of experienced lawyers is led by Legal Department Chair, Craig J. Ziady, a former senior partner in the litigation department of a large Boston law firm.

Cummings Properties currently employs 12 full-time attorneys, although not all practice formally in the Legal Department. For instance, the general manager and associate general manager of Cummings Center office and research park in Beverly, Massachusetts are both attorneys, but their principal day-to-day activities focus on business matters.

For decades, our legal staff has consistently achieved excellent results in a cost-effective manner. The group's proficiency stems, in part from its intimate knowledge of Cummings Properties' business, as obtained and developed through direct and continuous contact with managers and personnel throughout the organization.

One of the Legal Department's primary objectives is to facilitate the execution of leases and lease renewals with prospective and existing clients. More than 1,600 client companies and other organizations currently occupy the Company's 83 large buildings throughout eastern Massachusetts.

While many of the leases Cummings Properties enters into are with locally-owned businesses, dozens of leading national and international companies also lease with Cummings Properties, including Merrill Lynch, Goldman Sachs, Honeywell, Starbucks, Dunkin Donuts, FedEx Kinko's, Travelers, Thermo Fisher Scientific, Becton Dickinson and Microsoft.

Drawing on their collective experience at such firms as Ropes & Gray, Edwards Angell, Palmer and Dodge, Goodwin Procter, Sullivan and Worcester, Rackemann, Sawyer and Brewster, Riemer & Braunstein, and Thacher Proffitt & Wood, Cummings Properties' attorneys work extensively with myriad attorneys, from solo practitioners to small local firms to many of the largest law firms in the region.

In addition to leasing, our in-house attorneys regularly deal with hundreds of construction contracts, review and draft land and property acquisition and development documents, and handle virtually all litigation in which the Company becomes involved. The settlement of one environmental case brought by Cummings included full reimbursement of $3.2 million previously invested by the Firm for expert witnesses and other professional services during more than two years of litigation.

The Company strives, however, to resolve disagreements outside of court, whenever possible. And when litigation is unavoidable, the Legal Department receives the Company's full support and handles cases through trial and appeal in a thorough and efficient manner.

Representing itself over the years, Cummings Properties has also won several precedent-setting cases in the Massachusetts Land Court, the United States Bankruptcy Court, the Massachusetts Appellate Tax Board, the Massachusetts Superior and Appeals Courts, and the Massachusetts Supreme Judicial Court.
