Site

  • Parking and Amenities: surface parking, available enclosed parking, and available personal storage rooms. Bicycle/kayak storage room. Shared use club room.
  • Hardscape: pavered entry and outdoor seating areas with stone veneer landscape walls. Poured concrete residence patios (*limited availability).
  • Landscape: eco-friendly turf installations, bark mulch planting beds, and flowering trees and shrubs.
  • Furnishings: wood, composite, and powder coated aluminum fencing, arbors, trellises, planters, and seating.

Structure

  • Foundation: pile-driven steel piers, steel-reinforced concrete caps, seismic grade beams, and poured concrete walls with liquid applied water barrier and perimeter extruded polystyrene insulation.
  • Frame: non-combustible steel frame construction with diagonal bracing and spray-on fireproofing, hot-dipped galvanized steel at exposed locations.
  • Floors: poured concrete slab on grade with steel rebar and/or mesh over galvanized steel decking.
  • Roof: mechanically fastened EPDM roofing over polyisocyanurate rigid insulation, and perimeter aluminum brake-metal flashing.

Exterior Wall System and Openings

  • Framing: steel stud with Armorwall Plus Fire-Rated Structural Insulated Sheathing, integral water barrier taped and sealed.
  • Finishes: Powder-coated vented Longboard aluminum siding, Kynar-finished Omega aluminum panels, and stone veneer.
  • Glazed Openings: Harvey full-tilt double-hung windows and ThermaTru patio/balcony door assemblies (*limited availability). Energy efficient glazing including: Low-E and solar heat gain tinting.
  • Balconies: (*limited availability); aluminum slatted floor systems or composite plank decking, and powder coated aluminum railings.

Interior Wall Construction

  • Typical: steel stud framed, ½” drywall, level-four finish, and flat latex paint. Bedroom and bathroom walls include sound mitigating insulation.
  • Demising walls: three layers of ½” drywall, horizontal resilient sound isolating channel, sound mitigating insulation, and sealed interfaces.
  • Specialty walls: moisture-resistant drywall in wet areas, cement tile backer board at tiled areas, type-X rated and shaft liner panels where required.

Vertical Transportation

  • Elevators: Two Thyssenkrupp passenger elevators, both with garage access. Larger elevator includes second door facing loading corridor on Level 1.
  • Stairs: Welded steel fire exit stairs with painted poured concrete treads and landings. Steel railings finished with semi-gloss industrial enamel.

Access Control

  • Intercom: at main entry with video surveillance camera capability to personal devices (e.g. cellphones, tablets) via third party applications.
  • Cameras: unmonitored recording camera system covering portions of certain hallways, entries, garage, and other common areas.
  • Electric Locks: proximity card or key fob access, supervised by computerized access control system at all exterior doors, loading elevator vestibule, mailroom, and exterior bike room. Remote garage door opener (*limited availability).
  • Lighting: LED with integrated proximity occupancy sensors in site, garage, and common areas.

Life Safety Systems

  • Fully Sprinklered: wet system with concealed sprinkler heads in finished areas, dry system in parking garage.
  • Fire Detection: addressable alarm system in all residences and common areas, connected to central building panel and municipal fire department.
  • Life Safety Devices: LED exit path lighting, exit signs, horn/strobes, heat/smoke/CO detection, and low frequency sounders.

Electrical and Communications

  • Electrical: National Grid separately metered electrical service with minimum 100-amp distribution panel in each residence Utility Room.
  • Generator back-up power: elevator, common area lighting, and USB port in each residence. Elevators include emergency call phone line.
  • Communications (Wifi / Cable / Internet / Phone): Data Cabinet with electrical receptacle in each residence for resident supplied and installed router / equipment. Cabinet includes High Speed Fiber feed from electric room, and CAT6 wire to each kitchen, living room, bedroom, and den. Services subject to resident payments to third party provider.
  • Intercom with remote enabled capabilities (see Access Control section above).

Heating, Ventilation, and Air Conditioning Systems

  • Common Areas: Captiveaire Energy Recovery Ventilator and Mitsubishi Split System cassettes. Insulated galvanized sheet metal ductwork.
  • Residences: Mitsubishi horizontal air handlers (above ceilings) with condensors (roof-mounted); include: auto fan speeds, easy access filter grilles, and wireless thermostats with smart connection capability. Air handlers work in conjunction with Broan Energy Recovery Ventilators delivering outdoor air and bathroom exhaust functions. Insulated galvanized sheet metal ductwork.

Plumbing Systems

  • Hot water: common high-efficiency gas-fired Lochinvar Knight domestic hot water boilers and storage tanks with continuous circulation pumps. Supply shut-offs located in each residence utility room.
  • Storm and sanitary drain lines connected to municipal utilities.

Common Area Interior Hall and Lobby Finishes

  • Doors: factory primed two panel solid-core wood doors and frames, metal doors with hollow-metal frames, and fire-rated doors as required. Painted.
  • Ceilings: painted drywall and Armstrong acoustical tile. Metal access panels as required.
  • Flooring: carpeted common hallways with padding, tiled accent areas in main lobby and lounge.

Residences - Doors and Millwork

  • Resident Entry Doors: factory primed two-panel solid-wood fire-rated entry door with integrated thumb-turn deadbolt lockset, peephole viewer, hydraulic closer, perimeter gasketing, and sweep. Semi-gloss painted finish.
  • Interior Doors: factory primed two-panel solid-core wood doors and wood frames, semi-gloss painted finish.
  • Door Hardware: brushed silver-finish lever handle passage set hardware with privacy set hardware at bedrooms, bathrooms, and dens.
  • Baseboard and Window Apron Trim: factory primed 5 ½”, semi-gloss painted finish.
  • Shelving: solid wood closet shelves (hall, linen, laundry, and clothes closets); semi-gloss painted finish. Chrome steel hanging rail where specified.

Residences – Flooring

  • Hardwood: engineered hardwood by Mirage, 5” wide, on sound-isolating rubber pad or adhesive (living/dining areas, kitchen, and hallways).
  • Carpet: cut-pile with padding (bedrooms and dens – *limited availability).
  • Tile: Porcelain tile (bathrooms and laundry/utility rooms).

Residences – Ceilings and Lighting

  • Ceilings: painted drywall, metal access panels as required.
  • Recessed: LED downlights, 4” (typical throughout).
  • Surface Mounted: LED fixtures with dimming capabilities (bedrooms, dens, foyer, and larger closets).
