As shown in Boston Business Journal, 10 percent of the 100 largest biotech firms in Massachusetts lease space from Cummings Properties.
Office, laboratory and research space

Cummings Properties, a Mass Biotech Council member, leases low-cost office, laboratory, research and tech space in Boston, Somerville, Woburn, Wakefield, Beverly, Medford, Sudbury, and Cambridge, MA. Lease Massachusetts high tech space of any size. Join the dozens of leading biotech, pharmaceutical and medical research firms already relocated from Cambridge and Boston to Cummings' north-suburban LEED-certified campuses. See Boston Globe and Banker and Tradesman stories.

"Staying local" has resulted in Cummings Properties having great in-depth knowledge of Boston’s north-suburban commercial space market. The unique proximity to major highways of most Cummings facilities (almost 10 million square feet in total of inexpensive, award-winning Boston area office, laboratory and production space) affords businesses unparalleled visibility, easy access, and user-friendly business environments. Cummings also offers business incubator space for office and laboratory needs.

One of the company’s strongest assets continues to be its ability to offer very competitively priced and desirable New England space to multitudes of fast growth companies. Tenant firms recognize that the most prime, fertile opportunities for success lie along and around the coveted Route 128 ( I-95) and Interstate 93 corridors, where the vast majority of all Cummings Properties’ facilities are located.

Lease genomics space, proteomics space or nanotechnology space in Massachusetts from New England's most experienced provider. Tech space for lease from 300 to 30,000 square foot units. Lease Boston, Cambridge area space for fuel cell technology and all other tech space needs. Lease contiguous blocks of space up to 300,000 square feet.

Continuing acquisitions have expanded the portfolio to include 78 large or very large properties, consisting of luxurious Massachusetts office space, wide bay assembly buildings, major warehouse properties, and laboratories of all sorts. On the residential side, Cummings has successfully developed upscale single-family subdivisions, luxury condominiums, and two major assisted living facilities. The Cummings geographic base has expanded as well, to include a host of North Shore and Metrowest communities. Cummings leases New England office and research space in Woburn, Medford, Wilmington, Somerville, Cambridge, Boston, Beverly, Burlington, and Sudbury, MA.

Cummings Properties has the ability to customize buildouts to meet almost any tenant requirement. The firm has designed and built hundreds of specialized facilities, including tempest rooms, TV studios, biotech labs, cleanrooms, hospital operating rooms, and complete medical centers, as well as thousands of office, executive office, retail, warehouse, and R&D spaces. The firm also custom-builds brand new Massachusetts buildings for lease.

Unusually, Cummings Properties supports its own 18-person in-house design team including six registered architects and engineers. Altogether, there are more than 280 full-time people in Cummings Properties’ year-round management, leasing, operations, and construction groups. Because of the vast depth of staff experience accumulated over more than 30 years, Cummings Properties’ people understand the complex requirements of the most discerning prospective tenants. Cummings Properties staff of Regular Full Time Employees currently have almost 2,000 years of accumulated experience with the firm!

Cummings’ business strategy remains simple: provide the best value and highest degree of service to meet the business needs of almost 1,800 client firms of all sizes. While hundreds of our larger tenants occupy up to a hundred thousand square feet each (or more), The Firm diligently serve hundreds of other firms with only a few hundred square feet using its own Boston, Massachusetts commercial real estate listings!

With such a vast inventory of fully built-out space, Cummings Properties has a constant availability of space from normal turnovers, even though the firm works very hard to retain all existing tenants. And when exactly the right space is not readily available from inventory, it can usually be built out easily within the month if necessary.

Of special interest to growing firms, Cummings’ leasing officers can include Additional Space Guarantees in almost any lease, when requested by expansion-minded firms. The highly flexible nature of most Cummings facilities makes this a very valuable and important tenant option.

Cummings Properties' continuous expansion provides new opportunities and growth space for existing tenants and prospects alike. The Company recently built an entirely speculative 300,000 square foot executive office and research building at Cummings Center in Beverly.

Additionally, the firm has recently completed its most visible signature building -- the 400,000 square foot TradeCenter 128. This highly attractive building, between Exits 34 and 35 in Woburn, is now one of the single-most prominent, and certainly also one of the very finest structures, anywhere along Route 128/I-95. The property is available for lease in increments of greater than 50,000 square feet.

Contact the main Cummings Properties leasing office or Leasing Manager Erica Wright at 781-935-8000 for specific information about filling any office, research, executive office, or other commercial need. Alternatively, contact Steve Drohosky, general manager of Cummings Center in Beverly, Massachusetts about space in that two million square foot complex, at 978-922-9000.

Laboratory, Office and Research Space

Why lease with Cummings Properties?

The process of acquiring ultra low cost, inexpensive Massachusetts office, research or production space is typically one of the very most important decisions most firms make. And beyond the simple cost of the space itself, there are many even more serious considerations which must never be overlooked. The most major of these is the satisfaction, morale and productivity of the people who will occupy the facility.

While there will always be substantial dollars involved in acquiring space, the salaries incurred in actually populating the space are usually far greater by comparison. People who become nonproductive, or whose productivity is restricted because of space they don’t like, are hugely expensive.

Most Cummings Properties low-cost office and research facilities in Massachusetts directly abut major highways or are very close to them. They also tend to be very close to other services or amenities which make utilization of their leased space much easier and more practical. Cummings Park and West Cummings Park in Woburn, MA and Cummings Center in Beverly, MA offer outstanding examples of how many important services and amenities can be incorporated into well-thought-out business parks.

Cummings Foundation

The large majority of all Cummings Properties' buildings, including all of Cummings Park and West Cummings Park in Woburn, have been donated to, and are operated for the benefit of, Cummings Foundation, Inc. (CFI). Founded in 1986, CFI is an operating foundation, which also owns and operates the not-for-profit New Horizons retirement communities in Massachusetts. Additionally, CFI owns Veterinary School at Tufts, LLC, which it operates in conjunction with Cummings School of Veterinary Medicine at Tufts University. All Cummings buildings in Burlington, Marlborough, Medford, Somerville, Stoneham, Sudbury, Wakefield and Wilmington are owned by the Foundation. See "About us."

Representative Available Space

Note: Cummings Properties now leases space to more than 2,100 business clients in 78 large multiple occupancy MA office, research, and laboratory buildings throughout greater Boston. With more than 9 million square feet to lease, and so many tenants, there are always many new units opening up every month, and the company virtually always has a fine selection of available spaces either currently or imminently available. All units are offered for lease, however, strictly as illustrative of specific units which might or not be still actually available, even when first viewed on this site. Rates are based on a five-year term, but shorter terms may be accommodated.

Cummings Properties leases tech space of all sorts, and is eager to collaborate and assist with broad, innovative approaches supporting groups of current or prospective client firms in advancing industry technology. Of special interest are initiatives supporting Life Sciences, Nanotechnology and Embedded Systems. Firms of this nature are very prominent in the two major clusters of technology firms developing in both Woburn and Beverly, Massachusetts, particularly in space developed by Cummings Properties.

New England Regional Biosafety Laboratory

The New England Regional Biosafety Laboratory (NE-RBL) is a 41,000 square foot facility at Cummings School of Veterinary Medicine, dedicated to the study of existing and emerging infectious, diseases, toxin-mediated diseases and medical countermeasures important to biodefense. Scientists within the NE-RBL are conducting research to develop therapeutics, vaccines and diagnostic tools in a safe, secure, regulatory-compliant environment. Information for investigators about research and collaborative possibilities with the Cummings School and the NE-RBL can be found on the Information for Researchers Page.

All offerings at all times are subject to the possibility of prior leasing to others. No lease may be effective at any time prior to the full execution of the lease by both parties. Prices and availability subject to change without notice.

Cummings Properties, a Mass Biotech Council (MBC) member, is among the state's most alert and aggressive commercial real estate firms in leasing space for life science and other research users in Massachusetts, attracting biotech firms and other major research facilities. Long known as an early haven for start-ups, the 30-year old development firm also hosts major facilities of some of the area's largest and most active biotech firms, and can assist in the permitting process for a variety of applications.

Learn more about our Life Sciences Team, a group of experienced professionals with expertise in the design, construction and financing of lab space, at BIO 2007. We will be at booth A28 in the Massachusetts Pavilion, near the Massachusetts Biotechnology Council booth. Many Cummings clients will be among the thousands of national and international biotech and life sciences pioneers at this major Boston convention.

Cummings leases office and research space in Woburn, Beverly, Medford, Burlington, Lexington, Cambridge, Sudbury, Wakefield, Stoneham and Wilmington, MA. Serving more than 1,700 different client businesses, with a total of more than eight million square feet of first class commercial space. Research businesses are a large part of its recent growth.

Almost two million square feet of the portfolio is currently leased to biotech, meditech and other high tech companies. Among the larger Cummings biotech research and manufacturing tenants are Agencourt Bioscience; Anika Therapeutics; BioProcessors; BioTrove; Center for Blood Research; Incyte Pharmaceuticals; Inotek; Medtronic Vascular Systems; Thermo-Orion Research; U.S. Genomics; and ZymeQuest.

Cummings Properties' in-house architectural team has designed most of these high tech facilities. These clients' products extend from pharmaceuticals to prosthetics, and include medical instrumentation, DNA sequencing, and a human tissue bank and the laboratory facilities range from start-up incubator size labs, usually available for immediate, turnkey occupancy, to chemical labs and large-scale pilot plant manufacturing operations ranging to more than 100,000 square feet. Lease any size Massachusetts commercial real estate.

Cummings Properties' in-house capabilities include laboratory planning and design, custom fit-up, financing and complete construction services. Let us design the ideal high tech space for your business. Lease MA biotech or other life sciences research space from a Massachusetts leader.

Most biotech and other life science firms leasing space from Cummings Properties are certainly not among the largest such firms in the state. Start-up firms are always welcome, and many are already leasing incubator research space.
